“Hilamayna” is a lovely Adirondack – style lake house located on 2 ½ private acres on the most desirable east shore of Lake Kezar’s Upper Bay. The open deck, screened porch and master bedroom have spectacular views westward across the lake to sunsets over the White Mountains, from Baldface to well beyond Speckled Mountain. The property offers an unusual combination of privacy, yet easy access to Rte 5 for convenient shopping, dining out and day trips. The shingle house was built in 2011 and consists of a main section that sleeps seven and a semi- detached guest house that sleeps two. The main section provides a large open plan kitchen, dining area, and living room with wood stove. The master bedroom with a French door onto the deck has a master bath with shower and bathtub. Two large open lofts upstairs provide sleeping for three on twin beds, with their own half bath immediately at the foot of the stairs. We are excited to share our favorite place on earth with your family! Sweetfern Cottage is located in the Westways association on the shores of Kezar Lake, overlooking the White Mountains. Guests have access to 40 acres of common land, including six docks (a short walk from the cottage), a historic recreation hall (with pingpong, pool, and candlepin bowling), ballfield, tennis court, children's playset, firepit, and wooded trails. In addition, Westways is located in the middle of some of the best hiking, paddling, and skiing in New England. The living area of the house is elevated, consisting of an open plan living room-dining room-kitchen with a stone fireplace/woodstove and wraparound deck facing the woods, lake, and mountains (partial view). The first floor also has a bedroom (1 queen, 1 twin), a full bath, and a laundry room. Upstairs, you will find a large master bedroom with windows to the mountains (1 king, 1 narrow twin), a full bath, and a second bedroom (2 twin xl or1 king and 1 twin). In addition, there are two cots and a pack-n-play that can be used to sleep additional children in any of the bedrooms. Our house is perfect for families with children. In addition to a pack-n-play, we have a high chair, children's books at toys, and even a stash of emergency mac n cheese. We ask that you consider the following before requesting to book: We generally rent for a week minimum, Saturday- Saturday. If you are interested in something different, please send me a message; we'll try to accommodate you if possible. The house is elevated; stairs must be navigated to reach the main living area. The house does not sit directly on the lake. The nearest dock is just a two minute walk, but it is down (and up) a relatively steep slope (wooden stairs). The other docks are an easy 3-5 minute walk. We love dogs, but we cannot invite them to stay, due to allergies. This is not a business; it is our home. Because we can't be here all of the time, we offer it for rent. We treat our renters like we would treat any houseguests. The association has specific rules and regulations (below), which all renters must read and follow. Westways Rules and Regulations I. General The maximum allowable speed on all roads is 15 mph. Please adhere to it strictly. Many people, including children, walk on our roads. The following are not permitted at Westways: • Gasoline powered snowmobiles, motor bikes, motor carts, all terrain vehicles, personal water craft (Jet Skis), and similar noisy conveyances • Smoking in any common Westways building • Open fires; except for small and carefully-monitored campfires in the designated fire pit at the south dock area only. Even these campfires, however, The use of fireworks Waterfront A. No motorboat may be launched on Kezar Lake without a current Maine Milfoil Sticker. Stickers may be obtained at the Lovell Town Office. Only owners’ boats may be launched from the Westways boat ramp. B. Enjoy the waterfront safely. The Coast Guard and the state of Maine require that all boats be equipped with proper life jackets. The lake is patrolled, and failure to comply with Maine’s boating laws may result in substantial fines. C. Maine’s boating laws mandate a slow speed zone (headway speed only - no wake) extending 200 feet out from the shoreline including islands. Launching water-skiers from the docks and swim platforms is not permitted. D. Swimmers frequently swim from the docks and floats. Swimmers also frequently do laps parallel to the shore or swim across the lake. Boaters must be on the lookout for, and yield to, swimmers at all times. E. No boats are permitted at the swim-only dock, swim floats or in any beach area. F. The water can be shallow around the docks and swim platforms. Diving is at the swimmer's risk. G. Jet skis and similar personal watercraft are not welcome on Kezar Lake. They may not be launched from any point on the Westways shoreline, moored on any Westways docks or stored on Westways common property. H. You may dock a boat at any of five Westways docks: the northernmost, the north central, the central, the south beach, and the south docks. These are also common areas for swimming, fishing and recreation available to all Westways members, guests and renters. Each house has been assigned a preferred dock for boating in order to balance usage across the common property. It is recommended that your assigned dock be the predominant dock of use for mooring and tie-up. I. You may dock or moor only one powerboat or sailboat at Westways. Additional boats, canoes, and kayaks may be launched for use but not left in thewater if they are occupying dock space needed by others. The face (western edge) of each dock is for very short-term tie-up due to potential wind damage to the dock, and the owner must remain with the boat. All dock spaces are intended for short term tieup. As there are only a limited number of boat slips available, floats are not permitted to be tied or docked at the docks. J. The Westways dock slips are not designed to accommodate pontoon boats. Therefore, pontoon boats are not to be docked on Westways docks. Pontoon boats may use the face (western edge) of each dock temporarly, such as for loading and unloading of passengers, but the driver must remain with the pontoon boat during such temporary usage. Pontoon boats may be moored on appropriate moorings, provided such moorings are at least 10 feet from any Westways dock or swim dock. K. Boats should not occupy common dock space for an extended period of time without usage, and should be placed on a mooring in order to allow equal use of dock space to others for swimming and boating. L. The watercraft stored on the boat racks are the private property of their owners. M. The docks must be kept clear for their use and safety. Do not leave canoes, kayaks, chairs or other beach equipment on the docks. N. Parking places are available at the cul-de-sac and ball field only. Cars and trailers may not be parked on any of the common Westways roadways, nor at the Rec Hall, Fives Court or playground at the South Beach. You may briefly park on common roads to unload luggage, groceries, etc., or at the South Beach to launch a boat or unload beach equipment. Then you must park your car in your driveway, or at the cul-de-sac just above the road to the South Beach. Parking at the South Beach is allowed, as needed, only for those who are physically challenged. O. When accessing the beach and docks, use the established paths. P. Towels, personally owned chairs, toys, and other beach equipment must be removed from common areas at day’s end. Westways-owned chairs, tables and equipment are not to be relocated Rec Hall A. Hours of use are 9:00am to 9:00pm. C. Children under age 12 are not permitted without adult supervision. D. A lending library is located in the back room. You may temporarily remove a book to read from the Westways collection on the condition that you return it when you're through or prior to your departure from Westways. If you have an interesting, well cared-for book that you would like to donate, please feel free to do so as well. No fires are permitted in the Rec Hall fireplace. F. Make sure the lights are off and the door is locked when you leave. Also, please return pool cues to the wall rack, re-set bowling pins as a courtesy for the next bowler and remove all trash and belongings. Tennis Court A. Hours of use are 9:00am to dusk. B. Sign up daily 8:00am to 9:00am. Sign-up must be in the name of owner. C. Each owner/renter/guest may sign up for only one time slot for the day. If at 9:00am there are unfilled time slots, you may sign up for one additional slot. D. Maximum time per slot is 1.5 hours. If you are more than 10 minutes late, you may lose your slot. E. At the end of play, and within your time slot, you must brush the court and sweep the lines as a courtesy to the next player. F. The court surface is for tennis playing only. G. Play is not permitted when the surface is wet, as this damages the surface. H. Appropriate tennis shoes are required. I. Children under age 12 are not permitted without adult supervision. Additional Regulations for Renters The following additional rules apply to renters only: A. Renters may not have a party in the Rec Hall, unless hosted by an owner. B. Renters may not use the screened porch above the central boat house which is reserved strictly for owners, unless accompanied by an owner. C. There is a limit of one powerboat per renting household (including any guests) allowed to be kept on Westways common property, moorings or docks. Renters must dock their boat at the owner’s assigned dock only. For additional rules related to the use of the Waterfront and the docks, please see the Waterfront rules above. D. Due to excessive erosion and the threat of Milfoil and invasive plant infestation, the Westways boat ramp at the South Beach is restricted to owners only. Guests and renters must use the public boat ramp at The Narrows to launch their boats, where a Milfoil inspection can take place.

It has Ebenezer’s Pub and Restaurant, adjacent to the second hole, with outdoor seating, a screened in seating area, and a nice little pub. It has a few small markets with character, including Rosie’s with a breakfast/lunch counter and the Center Lovell Market for essentials. It has two town beaches you can paddle or drive to, including one with a stunning view of the lake and mountains. This south-facing cabin is situated on the lower bay of Kezar Lake, one of the most beautiful lakes in the US according to National Geographic. From the beach you look across to the Presidential Range with views of Mt Washington. The Lower Bay of the lake is wide and shallow (15' - 20') so it warms up quite nicely for summer swimming. It is also quieter than the north side with fewer houses and much less boat traffic. We have access to the lake's inlet and outlet, too, which is great for fishing and canoeing. The cabin is just two houses down from the community beach with large sandy beach. There are five bedrooms/sleeping areas: two bedrooms (Queen and double beds); two large lofts (twins and 3 singles); and a double bed off the game room in the basement. The two full baths were completely renovated in 2016 featuring a walk-in shower in the master bath and a tub/shower in the second bath. The cabin features a large screened-in porch from which you can see the lake or take those lovely afternoon naps; and it has a large table perfect for doing puzzles. Built in 1847 and recently restored with modern kitchen and bathrooms, this charming home boasts three bedrooms, two full and one half baths, and lovely living spaces. Take the kids to the Bridgton Drive in for two first run movies on one of three screens, canoe, visit a secluded pond, take a dip, cast a line, catch a fish,dig up an amethyst, read a book, relax. You can walk to a nearby Deer hill Mineral site and prospect for amethysts. What to do during the winter?: Snowmobile! Our association is very snowmobile friendly, unload your sled when you arrive and leave it parked at the door. Ride all day and return home to relax in the hot tub all evening. If you have never tried an outdoor hot tub in the winter you are in for a surprise. Wonderfully warm despite below freezing temperatures or falling snow. Ski! Downhill or Cross country Sunday River, Shawnee Peak, ski areas are within 30 minutes drive. Sunday river is 30 minutes to our north. Shawnee peak has both day and night skiing. Skate on a frozen pond, ice fish. We supply 4 pairs of LLBean snowshoes for out guests use. Cook!! Our well appointed kitchen will allow you to cook up a feast. Try your hand at bread making in our bread making machine. There is nothing like warm freshly baked bread. See the photo below of the corn bread my daughter in law made on her first try at using our break maker. We put a stew in the crock pot, skied Sunday River and came home to the smell of fresh bread and beef stew. Relax and do nothing but watch the snow fall.
